Why Anne Arundel County homeowners hire Custom Design & Build
Anne Arundel County is a drive for us. Our shop is in Fallston, so we are not going to pretend this is our backyard the way Harford County is. What we do instead is take Anne Arundel work as full design-build projects, start to finish, which makes the trip worth it for both sides. This is also the most waterfront-heavy county we serve, and Critical Area rules shape a large share of the projects we design here. The range is wide: water-privileged lots in Severna Park, acreage in Davidsonville, and subdivisions in Crofton and Severn where an association reviews the plans before the county does.
We are MHIC #91686-licensed, Trex Pro Platinum, an authorized Sunspace dealer, and Azenco-certified for motorized louvered pergolas. Every Anne Arundel County project is custom-designed, permitted, and built end to end by our own crews. No subcontracted middlemen.

Permits and inspections in Anne Arundel County
Anne Arundel County permits go through the Department of Inspections and Permits, and the county runs an online Land Use Navigator system for checking what a specific property requires. Decks and most accessory structures need a permit. One-story detached tool and storage sheds are exempt from a building permit when the average height is 10 feet or less and the floor area is 150 square feet or less, but that exemption does not apply in the Critical Area, where a permit is required at any size. Critical Area means within 1,000 feet of the Chesapeake Bay or its tidal tributaries, and buffer restrictions there can rule out new structures close to the water, so we check Critical Area status before we design anything. Zoning setbacks apply regardless of size.
