    Choosing a Builder

What separates a real sunroom builder from a salesperson

Most sunroom companies in Maryland are dealers who sell you a kit and subcontract the install to whoever is available that month. That is where the problems start. The enclosure might be excellent, but the footing, the flashing, the roof tie-in, and the electrical are what decide whether the room leaks in five years.

We design, permit, and build the whole thing with our own crews. One company is responsible for the slab, the structure, the enclosure, and the finish work, which means there is nobody to point at when something needs fixing.

We wrote the longer version of this: How to spot professional sunroom work

What to ask any sunroom company before you sign

    • Are you MHIC licensed, and what is the number? Ours is 91686.
    • Do your own employees do the installation, or is it subcontracted?
    • Who pulls the permit and meets the inspector?
    • Is the enclosure warranty from the manufacturer, and what does it actually cover?
    • How do you tie the new roof into the existing one, and how is it flashed?
    • Can I see finished work you built in my county?

    Sunroom Systems We Build

    Three-season, four-season, and everything between

We are local sunroom builders in Central Maryland, and Sunspace sunrooms are modular and custom-built to install onto an existing deck, patio, or even under a roof you already have. The four models step up in comfort and season. Start with the Model 100 screen room for bug-free open air. Move up to the Model 200 WeatherMaster, our most popular, with vinyl windows that open up to 75 percent. Choose the Model 300 for a bright glass three-season room. Or go all the way to the Model 400, a fully insulated room you can use year round. We help you match the model to how you want to use the space.

    Backed for Life

    Sunspace Limited Lifetime Warranty

Your Sunspace sunroom is covered by a limited, non-prorated manufacturer warranty. Many of the core components are warranted for as long as you own your sunroom, and our installation work is backed by the Custom Design and Build workmanship guarantee.

    Lifetime

    Laminations & Finishes

Expanded polystyrene panels are warranted free of blistering, chipping, cracking, peeling, and delamination for as long as you own your sunroom.

    Lifetime

    Window & Door Glass Breakage

Tempered glass units in windows and doors are warranted against breakage in residential use for as long as you own your sunroom.

    Lifetime

    Vinyl Extruded Components

Warranted free from peeling, flaking, blistering, and corroding for as long as you own your sunroom, under normal residential use.

    Lifetime

    Hardware & Screen Units

Door rollers, latches, moving parts, other hardware, and screen units are warranted for as long as you own your sunroom.

    15-Year

    Insulating Glass Units

Insulated glass units are warranted for 15 years from installation against seal failure that causes permanent fogging between the glass.

    10-Year

    Vinyl Glazed Windows

Vinyl glazed windows are warranted for 10 years from installation against fading and cracking, provided the cleaning instructions are followed.

    The fine print

This limited warranty is provided by Sunspace Modular Enclosures Inc., the manufacturer, to the original purchaser, and covers materials and factory workmanship. Coverage is limited to repair or replacement of any Sunspace-manufactured component found to be defective within the periods above. If repair or replacement is prohibitively costly, the manufacturer may instead refund the purchase price of the claimed product.

Not covered: existing site conditions, and workmanship or materials supplied or completed by others. Materials not manufactured by Sunspace are not covered. Vinyl extruded components are not warranted against discoloration caused by air pollution, harmful chemicals, or normal weathering and fading from the elements.

Vinyl is not glass and needs gentle care. Do not use harsh cleaners, detergents, or any formula containing bleach. Following the Sunspace cleaning instructions is required to keep the 10-year vinyl glazed window coverage in effect.

Sunspace is not responsible for indirect, punitive, special, incidental, or consequential damages. This warranty does not apply to products damaged or found defective due to improper handling, operation, or maintenance, or due to site conditions or work by others. Ask us for the full written warranty terms for your model.
