Anne Arundel County, Maryland
Three-season, four-season, and screen rooms designed, permitted, and built by our own crews. Authorized Sunspace dealer. MHIC #91686.
Local Sunroom Builders
Severna Park sits on the peninsula between the Magothy and Severn rivers, and on many of its water-privileged lots a sunroom is about extending the view as much as adding space. We design and build three-season rooms, insulated four-season rooms, and screen rooms for homes near Round Bay, Kinder Farm Park, the B&A Trail, and along the Magothy. Our own crews build the room, and we handle the Anne Arundel County permit and inspections.
The first step on many Severna Park sunrooms is checking Critical Area status, because properties near tidal water can face buffer restrictions on new structures. Once we know what the lot allows, we look at the existing deck or patio, the roofline, and drainage. Owners who want the room open to the breeze in spring and fall often choose the Model 200 WeatherMaster, while those who want to enjoy the view in winter choose the insulated Model 400 with its own heating and cooling. We give you a price bracket for both on the first call.
Investment Guide
| Option | What it is | Typical price |

| Sunspace Model 200 WeatherMaster | Our most popular three-season room, with vinyl windows that open up to 75 percent. | $38,000 to $80,000 |
| Sunspace Model 300 glass sunroom | A bright glass three-season room with double roller windows that vent from both sides. | $42,000 to $85,000 |
| Sunspace Model 400 insulated sunroom | A fully insulated four-season room with Low-E argon glass for year-round use. | $75,000 to $120,000 |
| Walls-under porch enclosure | Windows and walls added under the roof of a porch or covered deck you already have. | $22,000 to $68,000 |
| Patio cover | A solid insulated, clear acrylic, or hybrid roof over an existing deck or patio. | $10,000 to $40,000 |
Integrated railings add $2,500 to $5,000. Your final number comes in a written, to-the-penny proposal after the site visit. See the full sunroom cost guide
Permits and Inspections
Anne Arundel County permits go through the Department of Inspections and Permits, and the county's online Land Use Navigator shows what a specific property requires. Critical Area status is the big variable here, and we check it before we design anything. We prepare the permit submission, coordinate any community association review, and meet the inspector.
It helps to know who does what. A sunroom dealer sells the enclosure. A sunroom installer assembles it. We are the contractor, which means we are responsible for the footing, the structure, the roof tie-in, the permits, the electrical, and the enclosure itself.
Our own crews build the whole room, so one company answers for every part of it, from the first conversation to the final inspection.
How It Works
Tell us about your house and how you want to use the room. You get a price bracket on the first call, so you know where the project lands before anyone visits.
We look at what the room will sit on and how it ties into your house, and we bring samples and colors so you can see the options in person.
You get a written proposal with the final number, to the penny, so there are no surprises when the work starts.
